Plenty of garages around Weatherford have a coating that did not last: a DIY kit lifting in tire tracks, gray paint flaking near the door, or a once-clear topcoat now yellow from the sun. Sometimes the fix is a light sanding and new topcoat. Other times the entire film has to come off first.
Signs you need full removal
If the coating is peeling in sheets, bubbling, or coming up under hot tires, it has lost its bond to the concrete. Coating over it just adds weight to a layer that is already failing. Full removal usually means grinding with aggressive diamond tooling until bare concrete shows everywhere, though thick or rubbery coatings may need scraping or other methods first. Expect removal to add time and cost compared with prepping bare concrete.
Removal also reveals what caused the failure, such as moisture coming up through the slab, oil contamination or a sealer that was never removed. Fixing the cause is part of making the next coating last.
When a recoat will do
A floor that is still bonded tightly but looks dull, scratched or slightly yellow can often be refreshed. The surface is sanded or lightly ground to create a profile, cleaned, and a new clear topcoat is applied. Switching to a UV-stable polyaspartic or urethane topcoat on a sun-exposed floor can stop the yellowing from coming back; see polyaspartic coatings.
Recoating is also a chance to add chips or grit for better traction. Ask whether the existing system is compatible with the new product.
Getting an accurate quote
Removal jobs are hard to price from a description alone. An installer will likely want to test a small area to see how the old coating comes off. Mention any known history, such as who applied it, what product it was and whether it was ever recoated. For prep details, see concrete grinding and prep.
Frequently asked questions
Can you coat over a peeling DIY kit?
Generally no. A new coating bonds to whatever is under it, so a failing layer has to come off first or the new floor will fail with it.
Why did my clear coat turn yellow?
Many epoxies amber under UV light, which is common near open garage doors and windows. A UV-stable topcoat helps prevent it.
